Booking Terms & Conditions

1. Deposits & Payment

  1. A booking is not confirmed until a deposit (or the full tariff) has been received and a confirmation issued.
  2. Deposit required: 20% of the total tariff, required to secure the booking.
  3. A non-refundable Reservation fee of $30+ GST applies to each booking.
  4. Accepted payment methods: Visa, MasterCard, direct deposit, EFTPOS, cheque, or cash.
  5. The balance of the tariff is due on or before arrival.
  6. The Manager reserves the right to charge a $200 bond to the guests credit card which will be refunded upon check out.
  7. All guests must be 18 years or older and hold a valid credit card.
  8. A specific unit cannot be guaranteed — bookings are for the resort generally, not a particular unit.
  9. Minimum stays are required during Mid & Peak Seasons and during Special Events (eg Noosa Tri).

2. Cancellations, No-Shows & Refunds

Low season - 28 or more days’ notice: deposit refunded less a $88 cancellation fee.

Mid and peak season (Easter, long weekends, school holidays, Noosa Tri, special events, weddings, groups) - 60 or more days’ notice: deposit refunded less an $88 cancellation fee. - Less than 60 days’ notice: no refund of deposit, unless the property is re-let for the entire original booking period (in which case an $88 cancellation fee still applies).

No-shows and early departure - No-show: 100% of the booking tariff is charged to the credit card on file. - No refund is given for early or unscheduled departures.

3. Check-In & Check-Out

  • Check-in: from 2:00 pm.
  • Check-out: by 10:00 am.
  • Valid identification must be provided prior to or upon check-in.
  • A credit card must be provided as security prior to or upon check-in.
  • Early check-in or late check-out may be arranged prior (if schedule allows) ; extra charges will apply.
  • Luggage storage: please contact resort management prior to your stay if you require your luggage to be stored prior to check-in or after check-out.
  • A lost room key charge of $99 applies to replace a lost or unreturned key.

4. Occupancy Limits

5. Starter Pack & Consumables

  • As Coco Bay Resort comprises of self-contained townhouses, each property is presented with a starter pack for your stay.
  • The starter pack includes: 4 x toilet rolls, washing-up liquid, washing powder, soap, milk, tea & coffee and fresh towels and linens.
  • Should you require extra consumables or linens during your stay, these are available from Reception at an extra cost.
  • Alternatively, supermarkets are within walking distance of the resort.
  • A service clean is provided during your stay for bookings of 9 nights or more.

6. Parking

  • One covered car space is provided per townhouse. Additional street parking is available at no cost and is untimed.
  • Double-parking is not permitted, as it impedes other guests, breaches Body Corporate by-laws and fire evacuation requirements.

7. House Rules — Noise & Conduct

  • Coco Bay Resort is not a party resort; a strict no-party policy is enforced.
  • Excessive noise after 9:00 pm is not tolerated.
  • Unruly or excessively loud behaviour will result in immediate termination of the stay.
  • The pool, spa, and sauna are open from 7:00 am and close at 9:00 pm each night; use outside these hours may result in termination of the stay.
  • For group bookings, a minimum $75 call-out fee applies if security/management is required to attend to a noise complaint outside of reasonable hours; repeated complaints will result in immediate termination of the stay.
  • Guests are encouraged to report unacceptable behaviour by other guests to management.
  • Security conducts foot patrols of the resort at various times during the night.
  • CCTV operates across the resort for the safety and security of all guests and residents.

8. Smoking & Vaping

  • No smoking or vaping is permitted anywhere on the resort premises, including inside townhouses, carports and driveways.
  • Smoking or vaping inside a townhouse incurs a $300 cleaning fee to remove odour.

9. Pets & Animals

  • Pets are not permitted by default but will be considered upon application; approval must be obtained from management prior to arrival.
  • Pets brought to the resort without prior approval will be treated as a breach of these terms.
  • A breach may incur cleaning and pest-control charges and may result in early termination of the stay.

10. Departure Cleanliness

  • Rubbish must be placed in the external bins provided on both sides and the front of the resort; dishes should be cleaned and returned to cupboards before departure.
  • A property not left in a reasonable condition will incur an additional cleaning charge.
  • For group bookings, all shared items (crockery, cutlery, outdoor furniture, BBQ equipment etc) must be returned to their originating unit.

11. Liability & Damage

  • The resort is not responsible for damage, loss, or theft of any guest property.
  • Guests are liable for any damage caused to the townhouse, its contents, or Body Corporate property during their stay (“if you break it, you pay for the repair or replacement”).
  • The manager and townhouse owner are not responsible for any mis-description of a property.
  • Wet-weather, road closures and natural disasters causing the resort facilities to be limited or closed (incl power and internet outages) are not the responsibility of Coco Bay Resort Management or the individual property owners.

12. Group Bookings

  • All standard terms and conditions apply to group bookings.
  • Guests returning late from external functions must keep noise to a minimum.
  • Larger groups should be mindful of other guests when using shared facilities (BBQ, spa, pool).
  • All Body Corporate regulations must be observed at all times.

13. Manager’s Authority

  • The manager may charge the guest’s credit card for losses, damages, or other monetary contributions arising from a breach of these terms. If the card is declined, payment must be made by cash or bank transfer, or the matter may proceed to legal action or sent onto a debt collection agency.
  • The manager may inspect a townhouse with reasonable notice, or without notice if a breach is suspected.
  • Guests must comply with manager directions and Body Corporate by-laws. Continued non-compliance after a warning may result in eviction and removal of the guest’s property.

14. General

  • The resort is not responsible for bookings made through third-party platforms, or for any misdescription of a property on those platforms.
  • Townhouse numbers/specific allocations cannot be guaranteed at the time of booking.
